How often should a parking lot be restriped?

Every 18 to 36 months for most Maryland lots. Sun, snowplows, and traffic wear lines fast; once stripes gray out, parking gets sloppy and accessible spaces stop reading as reserved. If you are sealcoating, restripe immediately after — sealcoat covers all markings.

Can you stripe while the lot stays open?

Usually yes, by phasing. We stripe in sections with cones and temporary flow, or work overnight when the lot is empty. Small lots are often faster to close for a few hours; we recommend whichever costs tenants less disruption.

How long before cars can park on new lines?

Traffic-grade latex is typically dry to touch in under an hour and drivable in one to two hours in dry weather. We schedule so paint has cured before your first morning customer arrives, and we do not paint into rain or onto wet pavement.

Do you follow the old layout or design a new one?

Either. Following the existing layout is fastest and cheapest. If stalls are undersized, flow is confusing, or the ADA count is short, we will show the correction on the quote so you can decide before paint goes down.
